A Village Named for a Ferry

Spray Foam Insulation in Dobbs Ferry covers a village of about 11,500 people bounded by the Hudson River on the west and the Saw Mill River on the east, with Wickers Creek running through the middle. The name comes from a ferry that crossed the Hudson from the early 1700s until about 1943. Survey data for 2019 to 2023 puts the median build year at 1955, with 37.6% of homes built before 1940, so the housing here is a mix of prewar houses near the river and postwar streets inland.

History in the landscape

Dobbs Ferry has more history than its size suggests. In the summer of 1781, Washington's Continental Army and its French allies camped here in what became known as the Philipsburg Encampment before marching to Virginia. Several buildings are on the National Register, including Estherwood, a mansion on the grounds of The Masters School, and the Hyatt-Livingston House. Most of the houses we insulate are far newer, but some older homes carry the same challenges as those landmarks: heavy timber, plaster and stone foundations.

Prewar and postwar

The prewar houses closer to the river usually need attic floor sealing, kneewall work and a rim joist that has never been touched. The postwar Capes, ranches and splits farther from the water need attention in different places: rooms over garages, cantilevered floors, finished basements and attics with insulation that has settled. Because the village has both, we do not assume anything until we are inside.

Renters, owners and Mercy

Mercy University's main campus is in Dobbs Ferry, and about 36% of occupied housing units in the village are rented. Owners of small rental buildings and two-families often want to even out heat across floors. The same principles apply: seal the attic and the basement, then insulate. Each area appears on its own line of the quote.

The stack effect in tall houses

Prewar Dobbs Ferry houses are often three stories with an open stairwell. Warm air rises up the stairs and out through the attic floor, which pulls cold air in at the basement and first floor. That is why the top floor overheats while the entry hall stays cold. Sealing the attic floor and the rim joist cuts both ends of that loop, and it usually matters more than adding insulation anywhere else.

Code and incentives

The state energy code applies, with Westchester in Climate Zone 4. NYSERDA's Comfort Home program lists incentives for Westchester homeowners for attic and rim joist sealing and insulation through participating contractors, and Con Edison's Weather Ready program is closed to new applications.

Dobbs Ferry Questions

Do older Dobbs Ferry houses need wall insulation?

Many prewar houses have empty wall cavities. Dense-pack cellulose through small holes is usually the way to fill them without opening the plaster.

Can you insulate a rental property here?

Yes. Most of the work happens in the attic and basement, and we schedule spray foam so tenants know when to be out and when they can return.

Why is my entry hall cold even with the heat on?

Usually because of the stack effect: warm air leaves through the attic and cold air comes in low. Sealing the attic floor and the rim joist is the fix.

How do I get a quote?
