The Top of the House Does Most of the Leaking
Attic air sealing and kneewall insulation fix the most common comfort problem in southern Westchester: a top floor that is too hot in July and too cold in January. Warm indoor air rises and escapes into the attic through gaps around chimneys, plumbing stacks, light boxes, bath fans, the attic hatch and the tops of interior walls. That leak pulls cold air in lower in the house and, in winter, warms the roof enough to melt snow that refreezes at the gutters. Sealing those gaps and then insulating to the right depth fixes both ends.
Kneewalls and half-story rooms
Many Capes, Tudors, bungalows and Colonials around Yonkers have bedrooms tucked under the roof. Those rooms are surrounded by short kneewalls with unheated attic space behind them, sloped ceilings with little room for insulation, and small flat attics above. Often the floor of the space behind the kneewall is open to the joists below, so cold air runs right under the second floor. We block and seal that floor, insulate and air seal the kneewall itself, and treat the sloped ceiling with dense-pack or foam depending on access. Where it makes sense, we move the insulation to the roof line instead so the whole space comes inside.
What the code calls for
The state energy code places Westchester County in Climate Zone 4 and lists R-49 for ceilings; NYSERDA's comparison of the 2020 code and the NYStretch supplement gives the same R-49 figure. Most older attics we open have a few inches of matted fiberglass or old loose fill, far short of that. On an open attic floor, R-49 is reached most cheaply with deep blown-in insulation after sealing. In sloped ceilings and kneewalls where depth is limited, closed-cell foam reaches more R-value per inch.
Ventilation and safety
Before insulation goes in we put baffles at the eaves so soffit vents stay open, keep insulation away from chimneys and flues with metal flashing and fire-rated sealant, and make sure bath fans vent outdoors rather than into the attic. Recessed lights that are not rated for contact with insulation get covered or replaced. If we find knob-and-tube wiring still in use, we stop and recommend an electrician before burying it.
Is it worth doing?
HomeGuide puts a typical attic insulation job at $1,000 to $2,700 and air sealing at $350 to $3,000. NYSERDA's Comfort Home program builds its base package around sealing and insulating the attic and rim joist, which says a lot about where the savings are. We put sealing and insulation on separate lines so you can see what each costs.
What This Covers
Every part of the attic and the rooms built into it.
Attic floor air sealing
Foam and sealant at top plates, chases, plumbing and wiring holes, light boxes and flue gaps, with fire-rated materials where needed.
Kneewall insulation
Insulation and an air barrier on the kneewall, plus blocking of the open joist bays beneath it.
Sloped ceilings
Dense-pack or closed-cell foam in the short rafter runs over half-story bedrooms.
Blown-in top-up
Cellulose or fiberglass blown to the depth that reaches the target R-value, with depth markers left in place.
Hatch and pull-down stairs
Weatherstripping and an insulated cover so the access point stops leaking.

Published Attic Insulation & Air Sealing Costs
| Job | Range and source |
|---|---|
| Attic insulation, average job | $1,000 to $2,700, about $1,800 average (HomeGuide) |
| Air sealing | $350 to $3,000 (HomeGuide) |
| Blown-in, attic | $0.90 to $2.40 per sq ft (HomeGuide attic guide) |
| Spray foam on the attic floor | $1,100 to $6,800 (HomeGuide) |
| Spray foam on the roof deck | $1,500 to $9,000 (HomeGuide) |
| Spray foam, attic (existing home) | $2,500 to $12,000 (Fixr) |
| Old insulation removal | $1 to $2 per sq ft (HomeGuide) |
Ranges come from HomeGuide's January 2026 attic guide and Fixr's 2025 spray foam guide. How much sealing the attic needs, the depth, the access to kneewall spaces and any removal set the total. We quote after we have been up there, and that written figure is your price.
How It Works
1. Inspect the attic
We check depth and condition, look for leaks, wiring and venting problems, and open the kneewall spaces.
2. Quote by area
Sealing, kneewalls, sloped ceilings and the attic floor are priced as separate lines.
3. Seal and baffle
We seal penetrations and top plates, block open joist bays and install eave baffles.
4. Insulate and mark
We insulate to the quoted depth and leave depth markers so you can check it.

Attic Air Sealing & Kneewall Insulation Questions
What is the attic insulation code in New York State?
The state energy code places Westchester in Climate Zone 4 and lists R-49 for ceilings. It applies to new construction and renovation work; for an existing attic it is a good target rather than a legal requirement.
Why is my top floor so hot in summer?
Usually because the attic floor is leaky and thinly insulated, so roof heat comes straight down. Kneewalls with no air barrier behind them make it worse. Sealing and insulating those surfaces is the fix.
Do I need to remove the old attic insulation?
Not always. Dry, clean insulation can stay and be topped up after sealing. Wet, moldy, rodent-damaged or very compressed material should come out, and we price that separately.
What causes ice dams on my gutters?
Warm air leaking into the attic heats the roof, snow melts and refreezes at the cold eaves. Sealing the attic floor and adding insulation keeps the roof colder and is the lasting fix.
