Older Houses on a Steep Hillside

Spray Foam Insulation in Hastings-on-Hudson usually means a house on a slope. The village sits in the hills on the Hudson opposite the Palisades cliffs, between the river on the west and the Saw Mill River on the east, and its streets climb steeply from the waterfront. Survey data for 2019 to 2023 puts the median build year here at 1944, with about 44.7% of housing built before 1940 and another 12.1% in the 1940s. More than four in five occupied units are owner-occupied.

From quarry and factory town to suburb

Hastings started with stone quarrying, and by 1891 a cable plant ran on the waterfront; Anaconda later took it over and ran it until 1975. Meanwhile, professionals and artists bought old tenant farms and built houses on the hillsides, and the village became a summer retreat. That history left a mix of modest workers' houses near the old industrial areas and larger hillside homes above them, plus a few landmarks such as the John William Draper House and the Jasper Cropsey house and studio.

What slopes do to a house

On a hillside, one side of the basement is buried and the other is often fully exposed, sometimes with a walk-out door. The exposed walls and the rim joist above them lose heat fast and catch the wind coming up from the river. Closed-cell foam on that rim and on any above-grade foundation wall usually makes a noticeable difference in the floors above. Buried walls need a moisture check first, since water running downhill tends to find them.

Attics and top floors

Many older Hastings houses have finished top floors with views, and those rooms bake in summer and drift cold in winter. Sealing the small attic above them, the kneewalls around them and the stair hall that connects them to the rest of the house is usually the first fix. Where the owner wants the whole roof line inside, open-cell or closed-cell foam on the roof deck is an option, depending on the roof.

Planning for older wiring and chimneys

Older Hastings houses often still have abandoned or live knob-and-tube wiring in the attic, and many have masonry chimneys that run through the middle of the house. Insulation cannot go against live knob-and-tube or tight to a chimney. We flag wiring for an electrician, keep clearance around chimneys with metal flashing and fire-rated sealant, and then seal and insulate the rest of the attic floor.

Code and permits

Hastings follows the New York State energy code, which places Westchester in Climate Zone 4 with R-49 listed for ceilings. Permits go through the village building department.

Hastings-on-Hudson Questions

My basement has one wall above ground. Does that change anything?

Yes. The exposed wall and the rim joist above it lose the most heat, so they get closed-cell foam first. Buried walls get a moisture check before anything goes on them.

Can you get equipment up steep driveways and stairs?

Usually, with longer hose runs. We look at access during the visit and include it in the written price.

Can you insulate around an old chimney?

Yes, with proper clearance. We close the gap around the chimney with metal flashing and fire-rated sealant, then insulate up to that barrier.

Do you serve the river villages north of Hastings too?

Yes, including Dobbs Ferry, Ardsley, Irvington and Tarrytown. Call (914) 785-6679 to book.
