One Town, Many Neighborhoods
Spray Foam Insulation in Eastchester covers more ground than many people realize. The town counted 34,641 residents in 2020 across about 4.9 square miles of land, and it includes the villages of Bronxville and Tuckahoe as well as the unincorporated area most people mean when they say Eastchester. That area takes in neighborhoods such as Lake Isle, Chester Heights, Twin Lakes, California Ridge, Hickory Hills, Huntley Estates, Green Knolls and Waverly, each with its own mix of houses.
An old town, newer houses
Eastchester is one of the oldest settlements in the county. Ten families from Fairfield, Connecticut, settled here in 1664 and set out the Eastchester Covenant, and Saint Paul's Church, now a national historic site, served as a British military hospital after the 1776 Battle of Pell's Point. Most of the houses we work in are far younger: Colonials, Tudors and Capes from the 1920s through the 1950s, and splits and ranches added after the war. The density is about 7,100 people per square mile, so lots are modest and houses close together.
What usually needs work
In the prewar houses, it is the attic floor, the kneewalls of finished third floors and the rim joist. In the postwar splits and raised ranches, it is the rooms over the garage, the cantilevered floors, and the band joist where the upper level sits on the lower. Many Eastchester basements have been finished, often without much attention to the rim or the foundation walls behind the paneling. If you are redoing one, that is the time to insulate it properly with closed-cell foam or sealed foam board before new walls go up.
Near the Bronx River
The Bronx River runs along the western side of the town, and several neighborhoods are named for the lakes and ponds they surround. Houses near water and on low lots are the ones most likely to have damp basements, so we check for moisture before insulating any foundation wall and recommend fixing drainage first where needed.
A finished basement done right
Many Eastchester basements were finished decades ago with paneling straight against bare foundation walls and the rim joist left open above a dropped ceiling. If you are redoing one, open the ceiling at the perimeter and seal the rim with closed-cell foam, then insulate the walls before new studs go up. That stops the cold draft along the floor and keeps moisture off the concrete behind the new finish, which is where mold tends to grow in older basements.
Code and permits
The New York State energy code applies, with Westchester in Climate Zone 4 and R-49 listed for ceilings. Work in the unincorporated area is permitted through the town; work in Bronxville or Tuckahoe goes through those villages.

Eastchester Questions
My split-level has a cold room over the garage. Can you fix it?
Usually. We seal the ends of the floor joist bays and fill them with closed-cell foam or dense-pack, which is the common fix for rooms over garages in splits and raised ranches.
Should I insulate my basement before finishing it?
Yes. Insulating the rim joist and foundation walls before framing is far cheaper than doing it later, and it keeps moisture off the cold concrete behind the new walls.
Can insulation go behind existing paneling?
Not well. The rim joist can often be reached from above a drop ceiling, but foundation walls behind paneling are best insulated when the finish comes off.
Do you work in Tuckahoe and Bronxville too?
Yes, along with every unincorporated Eastchester neighborhood. Call (914) 785-6679 to set a visit.
